Short term loan - 1 year or less with balloon mortgage due at the end of 1 year. 

  • 10% interest, due in full at sale of property 

  • Secured by mortgage and mortgage note in first lien position of property 

  • Access to google drive with live updates on project 

Long term loan - 1-10 years depending on the deal (could be used for rental properties owned and managed by Arnold Realty) 

  • 10% interest only payments due monthly 

  • Secured by mortgage and mortgage note in first lien position of property 

  • Arnold Realty will refinance property and pay off the lien after 6-12 months (unless otherwise specified)

Tax lien loan - 6-24 months depending on the property 

  • 10% interest due in full at sale of property 

  • Secured by tax sale certificate and promissory note until property is foreclosed (Transfer to mortgage and mortgage note after foreclosure)

  • All liens are secured with 18% interest on all monies spent (tax certificate, legal fees, any other associated costs)  

  • May require further funding after acquisition to get property sale ready
